New Seabury
Location
Twenty-nine villages and neighborhoods make up this 2000 acre planned community. Homes range from mansions on the golf course to a Maushop Village, a 175+ cottage colony.
New Seabury was built around The Club at New Seabury set in the middle of a championship golf course with nine waterfront holes. The Club is just a couple hundred feet from Tidewatch.

The Club at New Seabury features two championship courses. The Ocean Course is famously dubbed the "Pebble Beach of the East" for its stunning views of Martha’s Vineyard from nine holes that overlook the Nantucket Sound. The Dunes Course offers an inland, wooded setting.
The Club is private and open only to members and their guests, so vacation renters should know that the golf, swimming beach & pools, fitness club, tennis and its restaurants pictured on vacation rental platforms are all strictly off-limits to vacation renters. You cannot purchase a temporary pass nor even get in to visit these places.
The exception is one restaurant and the shops and miniature golf located at Poponesset Place, that are open to the public. Here’s the Club’s official map which you can zoom in on.

Within walking/biking distance from Tidewatch is the Popponesset Market place with restaurants, shops and a small grocery store. Drive four miles to the Commons at Mashpee to find 100+ stores, shops and eateries. We’ll describe it all later on this website.
New Seabury is huge and it abuts 5,800 acres in the Mashpee National Wildlife Refuge. Two miles away is the Mashpee town beach right next to the South Cape Beach State Park. There are ~29 communities in New Seabury; 13 are considered villages.
You Should Know…
Only two (Maushop Village and Tidewatch) of the 29 communities in New Seabury have private beaches vacationers can use. Otherwise you must rent a condo or cottage from the Club to use their beach (the Cabana Club) if you want beach access in New Seabury.
All other vacation renters must drive to the Mashpee’s public South Cape Beach beaches where it’s $40 to park for out-of-state visitors. But, if you stay at Tidewatch then direct beach access a minute away will be part of your vacation.
