Guidelines
All condo associations have rules, and a guest’s adherence to them reflects the owner’s relationship with the Condo Association Board of Trustees. We take that seriously, and ask you to follow the same rules that we have to when I am there.
The Biggies – Strictly Enforced
SMOKING [INCLUDING VAPING AND E-CIGARETTES] IS PROHIBITED IN THIS UNIT AND OTHER AREAS LISTED IN THE CONDOMINIUM’S DECLARATION OF TRUST [ESSENTIALLY EVERYWHERE]. A VIOLATION OF THE NO-SMOKING RULE SHALL BE A MATERIAL VIOLATION OF THIS LEASE/RENTAL AGREEMENT.
• No smoking anywhere, except near the entrance to the parking lot. Best to take a walk down the beach or to the Club.
• No pets are allowed [except for owners].
• Only two people can stay (overnight) in #4108, per the zoning, fire standards, and condo rules based on the number of bedrooms.
• Proper clothing must be worn outside of units (on decks, in the hallways, etc.). revealing closing (thongs, speedo-type bathing suits, etc.) must be appropriately covered and no nudity or going “topless” is allowed. (My favorite rule and a real hardship!)
• Do not walk anywhere on the coastal bank, next to the beach stairs. Use the path directly to the stairs. A single footstep can set in motion later erosion.
• A list of the Association “Rules & Regulations” will be left in the condo and should be reviewed by all who visit and stay. There are a lot, and here are some highlights, below. Breaking these can mean the condo Trust forcing an owner to revoke a lease. Most are common sense, but please review all. Some are noted below to give you advance warning:
