About New Seabury
New Seabury is a premier, 2,000 acre master-planned resort and residential community in Mashpee, MA on Cape Cod. Established in the early 1960s, it is one of the most significant luxury developments on Cape Cod, known for its unique "village" concept and extensive waterfront amenities and homes along Nantucket Sound.

The community is built around The Club at New Seabury, which features two championship golf courses. The Ocean Course is famously dubbed the "Pebble Beach of the East" for its stunning views of Martha’s Vineyard and nine holes side-by-side to the Nantucket Sound. The Dunes Course offers a more inland, wooded challenge.
The Club is private and open only to members and their guests, so vacation renters should know that the golf, swimming clubs and restaurants pictured on vacation rental platforms are all off limits to vacation renters. You cannot purchase a temporary pass or even visit these places.
The exception is one restaurant and all the shops, eateries and miniature golf located at Popponesset Place, which are open to the public. The Club also owns all the beaches which are for members only. Here’s the official map you can zoom in on.

The only way to gain beach access within New Seabury at their Cabana Club is to stay at one of the 25 Club owned Sea Quarter houses or Poppy Cottages, or be vacation renter in either Maushop Village or the Tidewatch Condos which both have their own private beaches.
