Tidewatch Rental Calendar
We have recently completed some renovations, so we just opened our Rental Calendar for last minute reservations. Click the Contact Me button at the bottom of any page on this website to email Jerry. Note there is a a cleaning fee of $175 for each stay.
We look for monthly rentals for several reasons: The Mashpee/Mass rental tax of 14.45% is waived (zero) on rentals of ≥32 days. We are restricted to just a few rentals per year. We even throw in 3–4 extra days for free when you rent for four weeks, so you hit the 32-day stay. Then we offer a 15% discount on the weekly rates below for monthly stays. We do everything we can to compete, as we are brand new to the vacation rental market this year.
Staying with us for a month will cost about the same or less than two-weeks anywhere else in NS with beach access with at least a peek-a-boo sea views. Read the section on Beach Access Vacations for details.
Of course, if we don’t get enough monthly rentals in time, we’ll have to consider 2- and 3-week rentals but they would be truly “last minute” deals. Let me know if you are interested and I’ll make a list in order of requests received.
How to Book
We hope to skip “vacation rental platforms” and work directly with you. The following schedule is for a 7-day week with a check in time of 2:00 PM (or earlier if possible) and a check-out time of 10:00 AM (or later if possible). We use our local Cape Cod website (WeNeedavacation.com) for bookings, as it is easy and has no fees of any type. And, no, we have no “resort fee” whatever that is that everyone seems to charge.

The above rates do not include the 14.45% short-term occupancy taxes imposed on rentals of 31 days or less on Cape Cod & the Islands. We prefer monthly rentals which are tax-free, so you pay only the rate below plus a cleaning fee.

As we seek monthly rentals, the following rates reflect a 15% discount on the above weekly rate, plus we add three or four free extra days to bring the rental period to 32 days so there are no state or local rental taxes:

Comparison to the Other Options
If you desire beach access on your vacation, during the high-season our monthly rate of $10,000 (without taxes) would buy you:
• 9 days at Sea Quarters two miles from NS’ beach (no water view)
• 14 days in a tiny Poppy Cottage (close to beach, but no water view)
• 17 days in the cheapest Maushop cottage (with a direct sea view)
• 20 days in the average Maushop cottage (with a peek-a-boo/no view)
In Sum
If there are just two of you and you want beach access, privacy, space and views, you’ll pay far less for a month-long stay in our TW unit with stunning water views, than you will for two weeks in an equivalent place anywhere else in New Seabury.
Of course, if we can’t fill up on monthly rentals we would consider shorter stays, but there’s a waiting list for that and last-minute notice. For one or two people, staying at Tidewatch might make good financial sense to stay longer and pay much less for so much more.
