Tidewatch Rental Rates

About the Fees
We skip the Airbnb, VRBO, etc. that charge renters hidden fees of 8% – 12%. You don’t notice these fees since they are built into the rental prices the appear on their calendars, which is why we call them “hidden.” Many vacation rental property owners prefer this, as the costs are borne by the vacationer not the owner. In our opinion this is “Not cool!”
There are sites like RentByOwner.com which is a nation-wide aggregator of no-fee rentals listed directly by owners who, instead of you, pay a listing fee to be on the site. Clicking on this link you can search for a rental in Mashpee, on 09/27/26 I found hundreds of high season rentals in Mashpee with the lowest being $274/night. Unbelievably the next cheapest rental was $334/night – more than our condo.
We use a local no-fee Cape Cod & Islands vacation rental website (WeNeedaVacation.com) for all our bookings, and you should too wherever you choose to stay.

Our Monthly Rates
We seek monthly rentals, so the following rates reflect a ~$1000 discount on base weekly rates, plus we always add free extra days to bring your rental period to 32 days so there are no state or local rental taxes, saving you 14.45% in Mass. Lodging Tax in addition to saving you the hidden fees on Airbnb, VRBO and the other rental platforms.
For 2026 and 2027 our rates per month (32 days) vary by the season’s popularity:

As explained elsewhere on this website, there are only two other options beyond Tidewatch to vacation in New Seabury that give you beach access. They are Sea Quarters and Poppy Cottages which are managed/owned by the Club at New Seabury; and the 175 privately owned cottages in Maushop Village.

If you want beach access during the high-season our average high-season monthly rate ~$10,000 is for 32 days (to stay tax-free) you will pay $312.50/day in total + a cleaning fee.* The following Table ontrasts the daily cost of staying at the NS vacation options that offer beach access:

If there are just two of you and you want beach access you’ll pay less for a month* at TW condo, than you would for two weeks anywhere else in New Seabury, even without views. Plus, you get tons more room inside and out, stunning sea views, privacy, guest parking and with direct access to a private 2.5-mile NS beach a two-minute walk away.
*Actually for 32 days or 4.6 weeks. Can only take two-weeks for your vacation? At these rates, use TW as your pied-à-terre on Cape Cod for weekends! Even if you can only stay 14 days, you’ll still pay less at TW than you will for two weeks anywhere else in New Seabury with beach access.
